The annual fee for single family homes is $25.00 plus GST. The Bylaws do not set out the amount each and every multi-family project. However it can be estimated to be set at $0.08 for the sites Buildable Square Footage.
The obligation to pay the HOA fee is registered on all West District residents’ certificates of title by way of a restrictive covenant. It is your responsibility as a member of the West District Community to ensure your fees are current and up-to-date.
The HOA fees pay for general maintenance of the community that is not covered by the City of Calgary municipal programs. This includes:
- The ongoing maintenance of parks, boulevards, entry monuments, structures, and public facing fences, should the HOA determine that the City of Calgary is not maintaining these amenities to the level desired.
- Maintaining facilities which the City of Calgary has not assumed ie. entry signs.
- A capital reserve fund to add new or repair existing amenities should the city choose to remove rather than repair.
- Administrative, audit and legal fees associated with all work and the HOA.
- The HOA bylaws can be found on the community website at www.westdistricthoa.ca/documents for a detailed list and other information pertinent to the HOA and the community.
The HOA will send out invoices for the annual fee on or before April 30th of each year. The first year of your HOA fees are paid for at the time of closing of your home. Residents will be responsible for paying HOA fees starting the following year; see section 8 for further details.
You can pay your HOA fees with the following options:
- ✓ Cheque or money order may be made out to “West District Home Owners Association”. You can mail a cheque to 2326, 10 Aspen Stone Boulevard SW Calgary Alberta T3H-OK3.
The financial year runs from January 1st to December 31st, resetting each calendar year. The HOA fees are to be paid between April 1st and August 31st
The fee is required following the year of the purchase. For example, if you took possession of your home in 2020 you will be required to pay directly to the HOA in 2021.
The principal amount plus interest at 18% per annum will accrue on the property. At the time your home is sold, unpaid fees to the HOA will be deducted from the sale proceeds. If there shall be a default in any of the amounts due to the HOA by the Owner and secured by this rent charge, then the amount in default shall bear interest at the rate of fifteen per cent (15%) per annum added to the prime commercial lending rate of the Royal Bank of Canada (Calgary Main Branch) (or at such lesser rate if so provided in the by-laws of the HOA) calculated monthly not in advance before and after judgement and payment of such arrears and such interest is secured by these presents.
Pursuant to the Section 4.2 of the Bylaws, the President or Secretary of the HOA shall in writing notify the Members of the dues or fees, if any, and of the time when such dues or fees are payable, and if such dues or fees remain unpaid for thirty (30) days following such due date, the HOA may, among such other remedies for collection available to the HOA at law or in equity, include such delinquent dues or fees (along with any other delinquent dues or fees of such Member) in assessments to such Member under the Encumbrance.
